Expert Radon Testing Near You

At Radiant Alliance, we offer a wide range of radon testing solutions for residential and commercial clients throughout Virginia. With a commitment to accuracy and compliance, we use Continuous Radon Monitors (CRM) for residential homes and E-PERM for multi-family and commercial buildings.

We test well water for radon levels. If the radon concentration is 4,000 pCi/L or higher, mitigation is necessary to reduce health risks. For every 10,000 pCi/L of radon in water, approximately 1 pCi/L is released into the air, contributing to indoor radon exposure.

Radon Risks in Virginia

Radon is a colorless, odorless gas that is naturally found in soil and can seep into homes, posing health risks. Understanding radon levels in Virginia can help ensure safety and proper mitigation measures.

WHERE IS RADON?

Radon is everywhere!  Even outside the average is 0.4 pCi/l.  The average US home is 1.3 pCi/l.  The EPA guideline is any level 4.0 pCi/l or higher must be mitigated and consider mitigation if between 2.0 and 3.9 pCi/l.  There is no safe level of radon but the lower the better.  With so many people working from home, children playing in the lower levels of the home, why chance it. Test and mitigate as needed. Reduce the risks associated with radon.  These maps are a general guideline.

Your Radon Questions Answered

Here are our most common questions, but feel free to reach out with any others.

Radon is a naturally occurring radioactive gas that results from the decay of uranium in soil and rocks. It is colorless, odorless, and tasteless, making it undetectable without the use of proper equipment. Radon becomes a health concern when it accumulates to high levels inside homes and buildings, as prolonged exposure to elevated radon levels is the second leading cause of lung cancer after smoking. The Environmental Protection Agency (EPA) estimates that radon is responsible for about 21,000 lung cancer deaths each year in the United States. Because radon gas moves up through the ground into the air, it can enter homes through cracks and other openings in the foundation, posing a risk to indoor air quality. This is why radon testing and mitigation are crucial—understanding your home’s radon level is the first step in managing its risk.

Testing your home for radon is the only effective way to determine its radon levels. There are two main types of radon tests: short-term tests and long-term tests. Short-term tests remain in your home for two days to a few months, depending on the device. Long-term tests run from three months to a year. The longer the test, the more accurate your results will be, as they will reflect a more realistic average radon level under normal living conditions. Radon test kits are available from hardware stores or online, but having a professional like Radiant Alliance conduct the testing provides additional benefits. Professionals use Continuous Radon Monitors (CRMs) to record and analyze radon levels over a set period, allowing for accurate readings and better risk assessment. Moreover, experts can guide you through understanding the results and advise on potential mitigation if necessary.

If your home tests high for radon (at or above the EPA action level of 4 pCi/L), it is crucial to take action. Radon mitigation systems are effective at reducing radon levels in homes. A typical radon reduction system involves a vent pipe system and fan that pulls radon from beneath the house and vents it to the outside, away from windows and other openings. However, radon reduction requires a professional evaluator to assess the best mitigation system for your home. Radiant Alliance’s certified professionals can design a mitigation plan tailored to your home’s specific needs, ensuring the system is both effective and long-lasting. Follow-up testing after installation is necessary to confirm that the system is working effectively. Homeowners are encouraged to perform regular radon tests every few years even after a mitigation system has been installed to ensure that the system remains operational and effective over time.

It is recommended that you test your home for radon at least every two to five years or after any significant home renovations that might change the radon entry points. You should also conduct a radon test if you are buying or selling a home, even if previous tests have indicated low levels. Basements or lower levels that have undergone finishing should be tested again, as altering the ventilation and insulation can affect radon concentration. If a mitigation system is installed, performing regular tests, especially after maintenance or modifications to the system, helps ensure it is still functioning properly. Keeping a regular test schedule maintains awareness of the radon risk level in your home, accommodating any environmental changes that may alter radon sources or levels.

While some DIY radon reduction methods exist, such as sealing cracks and openings in floors and walls, they are typically not sufficient to reduce high radon levels on their own. Comprehensive radon mitigation systems require specific technical knowledge and skills that a certified radon mitigation professional can provide. These experts understand the complexity of radon behavior and the variations in building structures, allowing them to design effective and customized mitigation systems. Additionally, professional systems often include warranties and performance guarantees, providing peace of mind that your radon levels will be properly managed. If cost is a concern, many professionals offer consultations that can help identify potential cost-effective solutions for your specific situation.

Prolonged exposure to radon gas is a major health risk as it is the second leading cause of lung cancer after tobacco smoking. Radon decay products can attach to airborne particles, which then become lodged in the lining of the lungs when inhaled. Over time, this radiation can damage lung tissue and lead to cancer. The risk is higher for smokers exposed to radon than non-smokers due to the combined effect of smoking and radon exposure. However, even non-smokers face significant risks if exposed to high levels of radon over a long period. Unlike some environmental risks, radon does not cause symptoms and has no immediate health effects, making awareness and testing essential to preventing the long-term effects of exposure.

Windows and other forms of ventilation can offer a temporary reduction in radon levels, as the increased air circulation can dilute the concentration within a home. However, this method is not a reliable or long-term solution. Opening windows could even lead to undesirable results if weather conditions force you to keep windows closed most of the year. More importantly, opening windows creates a ventilation imbalance, which could inadvertently increase radon levels in some cases as it may cause soil gases to be pulled into the home. For effective and lasting radon reduction, professional mitigation solutions that involve mechanical systems to specifically target and vent radon gases are necessary. These systems work consistently to keep radon levels under control, regardless of external weather conditions.

The cost of installing a radon mitigation system depends on several factors, including the radon concentration level, the size and design of the home, and the type of system best suited for reducing radon. Generally, the cost ranges from $900 to $2500. However, more complex situations might require a higher investment. While the upfront cost might seem significant, the health benefits and peace of mind from reducing the risk of lung cancer and ensuring better indoor air quality are well worth it. Additionally, many radon mitigation systems can last for many years with proper maintenance, making them a long-term investment.

Radon levels can indeed vary with changing seasons. Levels are often higher in the winter months when homes tend to be sealed up to retain heat, reducing natural ventilation that could dilute indoor radon levels. Conversely, during warmer months, when windows and doors are opened more frequently, radon levels might temporarily drop. However, these reductions are typically superficial, and indoor radon levels can still be high. Regardless of the time of year, testing is essential to understanding long-term radon exposure risks. Using a long-term test that takes into account seasonal variations in radon levels provides a more accurate measure of your home’s average radon level throughout the year, enabling more informed decisions about mitigation.
